POLICIES

Our goal is to provide you with a wonderful vacation experience.  We hope this information will help take the guesswork out of your registration and provide answers to all your potential questions. 

Reservations:

Reservations may be made by telephone or e-mail with half the total owed by (ACH) or credit card (3.75% processing fee for credit card transactions) upon booking the reservation. The remaining balance of the rent shall be paid at least 14 days prior to your arrival (ACH debit, credit card).  We no longer accept checks or money orders. 

If making reservations a year in advance, please contact us for payment policy. 

Any reservation made within forty-eight (48) hours of arrival, must produce a valid state-issued identification card matching the name on the credit card used to pay for the reservation.  

Any reservations made within 45 days of arrival will require payment in full upon booking. 

Signed lease must be received immediately upon booking. ACH or Credit card information on file for security deposit hold is required prior to receiving check in instructions. Reservation changes will incur a $50.00 fee. 

 

Security Deposit:
A security deposit will be held with a credit card on file, or ACH debit information. Your card or account is not charged pending cleaning and inspection upon departure.   If there is a need to charge renter due to damage not related to normal wear & tear, a written itemized listing will be emailed to you describing said damages and loss and card or account will be charged. By signing this lease, you agree to report immediately to Mermaid Mansions by email, any and all issues, including item breakage.
*Please note that late check out is considered loss.

Check-in/Check-out Times:
Check-in time is NO EARLIER THAN 5:00pm. Access to the property may be unavoidably delayed due to cleaning or maintenance issues beyond Mermaid Mansion’s control. Your understanding and patience are appreciated in these circumstances. There will be no discounts, refunds, or credits due to delays in check in. Further we no longer allow renter to place items in garages, park trailers on property, or unpack & "make camp" under houses (this refers to homes on the beach) before check-in.

Check-out time is NO LATER THAN 10:00am SHARP!! ABSOLUTELY NO EXCEPTIONS! Times are strictly enforced, a checkout fee of one day’s rent will be charged to the credit card on file if renter is still in unit after 10:00 am.

Cleaners are scheduled to be at your unit and will begin cleaning at 10:00 am local time.

 
Items Provided:

  • Bed linens/blankets/towels for occupancy allowed

  • Basic dishes/cookware/microwave/dishwasher/coffeemaker/blender/toaster

  • T.V’s with Basic Cable

  • All Units have full size Washer & Dryers

  • Wireless Internet is standard in all units

Items Not Provided:

  • Extra towels, pillows and blankets 

  • Beach chairs/umbrellas/beach towels 

  • High chairs/ Pack n Plays 

  • Detergents/Soap 

  • Paper Products (Toilet tissue/Paper Towels/Kleenex/Trash bags, etc.) Starter set only 

 

Locked Closets:

Owner’s locked closets are private and are not to be opened by tenants or guests under any circumstances.  In the event the owner’s closet is accidently left unlocked, please notify Mermaid Mansions immediately. Do not enter.  

Renter will be fined up to $1000.00 if there is any indication that the owner’s closets have been opened.

Cleaning:
No maid service is provided during your stay, only upon departure.  The cleaning service will take care of the linens and major cleaning. Upon arrival, if you have any housekeeping issues, please report to Mermaid Mansions immediately so that we can promptly take care of the issue.  No refund, or discount will be given due to housekeeping issues.

Garbage:

Please dispose of your garbage in containers provided, trash chutes, or dumpsters. If renting a beach house or town home,

garbage pickup is Saturday ONLY. Garbage containers should be at the road on Friday evenings.

Please be considerate of the renters after you, no one wants to start their vacation dealing with someone else’s garbage.

Additional cleaning charges may be assessed if garbage is not properly discarded.

Check Out Checklist:

  • We ask you to do the following:

  • Have all dishes washed. 

  • Leave unused beds “made up” so we know that sheets are clean & don’t need washing.

  • If possible, start a load of towels washing

  • Leave unit neat.

  • Please close all windows and doors.

  • Make sure you have not left any personal items. Minimum $35.00 charge if we have to return an item.

  • Leave 2 keys inside on kitchen table.  ($35.00 charge for missing keys, additional charges will apply if loss of key results in replacement of locks or re-keying services are required.

  • Fobs and wristbands must be left in designated receptacles in unit, upon departure. Charge for missing items are $50.00 per fob and $20.00 per wristband. Credit card or ACH account on file with be charged for missing items.

  • Security deposit may be used in the event that additional “out of the ordinary” cleaning is deemed necessary and/or damages are incurred that do not fall under normal “wear and tear”.

  • Leave only your footprints, please.

Notes:

  • Remember this is someone’s home. Treat it as you would your own. Owners reserve the right to cancel any reservation at anytime at their discretion. 

  • We do not rent to groups; families are not considered groups. We DO NOT allow units to be used as party/event houses.

  • No campers or motor homes may be hooked to rental unit for any length of time or additional fee will be charged.

  • Occupancy is listed for each of our properties on our site www.mermaidmansions.com THIS IS THE MAXIMUM NUMBER OF GUESTS PERMITTED, INCLUDING CHILDREN.  OCCUPANTS ABOVE THE NUMBER LISTED ARE NOT ALLOWED AND ALL RENTERS WILL BE EVICTED, WITH FORFEITURE OF ALL MONIES PAID WHEN THIS CONDITION IS FOUND TO EXIST.

  • Most of our properties forbid pets, this policy is strictly enforced!

  • Dogs only are considered in the properties that are designated “pet friendly.”  There is a $150.00 non-refundable pet fee per dog. Please be sure to keep your pets off of furniture and bedding. If evidence is found that pets were on furniture, renter will lose entire security deposit and other cleaning fees will be assessed. Pet owner is responsible and financially liable for all damages, (injury, including injury to pet).

  • Mermaid Mansions must be aware, in writing, that pet is included at the time of reservation. If pets are found on premises without Mermaid Mansions approval in writing, renter will lose security deposit, and all monies paid, and will be evicted, no exceptions!  Pet policies are subject to change without notice.

  • Smoking is strictly prohibited inside the home. You will incur a substantial additional charge for carpet cleaning & deodorizing if any evidence of smoking is found inside your unit. 

  • Grilling is only permitted on concrete driveways. Absolutely no grilling is allowed on decks or porches. We do not provide charcoal or propane. Coals should be disposed of properly and grills cleaned after use.

  • We give no refunds or compensation for equipment, TV, appliance, or furnishing failures.  This includes but not limited to internet and power failures. However, we like satisfied guests and every effort will be made to keep all in working order that is within our control.  Please promptly report any problems to the manager. 

  • Any reservation obtained under false pretenses will be subject to forfeiture of reservation deposit, security deposit, and /or balance of rental payment.  Guest will not be permitted to check in.

  • Nearby construction and repairs are out of our control, we cannot make refunds or re-locate guests due to the inconvenience of construction or repairs near vacation rental properties. 

  • Never leave doors or windows open at any time regardless of the weather!

  • Do not set AC below 72. THANK YOU!!

  • When filling the refrigerator with items, it usually takes 24 hours to cool down. 

  • Please be considerate of your neighbors.

  • Use public beach accesses only. Do not trespass on private property.

  • No Glass Bottles on the beach (FL State Law)

  • No pets on the beach (FL State Law)

Reserved Property Assignments:

We will make every effort to honor the particular property you reserved  However, in the event of unforeseen circumstances, specific property assignments and requests cannot be and are not guaranteed even when your reservation is confirmed. 

Cancellation Policy:

A cancellation fee of 10% of the advance rent will be collected on any cancelled reservation prior to thirty (30) days of your reserved arrival date. Reservations cancelled less than 30 days prior to arrival will forfeit entire advance rent. A reservation date change is considered a cancellation and is subject to cancellation policies, see above. Admin fees are non refundable. 

We strongly suggest that you purchase travel insurance to protect your vacation investment. We cannot modify or amend our cancellation policy for any reason, including force majeure! 

Rates are subject to change without notice.  We reserve the right to correct rates or quotes that may have been made in error.  Your cooperation and understanding are deeply appreciated.  

WE DO NOT GIVE REFUNDS FOR RAINY DAYS OR OVERCAST DAYS NOR DO WE CHARGE MORE FOR SUNSHINE! ☼ 


Weather:
No refunds for rentals will be issued for any weather event, including, but not limited to, a mandatory evacuation caused by hurricane or other such events.

We strongly suggest that you purchase travel insurance to protect your vacation investment.


Travel Insurance:
We do not endorse any travel insurance provider, a quick search on the internet will provide you with an abundance of options.  Travel insurance, if purchased, will provide reimbursement for nonrefundable payments in the event that you have to cancel your trip. Be sure you read and understand the covered reasons before purchasing. In the event of a claim, you will be dealing with the insurance company directly.


Indemnity/Hold Harmless:
Renter agrees as follows:

  1. Mermaid Mansions (including its owners, members, employees), and the owner of the rental property (including its members, employees) shall not be responsible in any way for damage or loss of tenant’s personal property or for accidents and injuries. Guest therefore agrees to hold Mermaid Mansions (including its owners, members, employees, and the owner of the rental property (including its members, employees) harmless, from any and all claims, demands, causes of action, including those of third parties.

  2. You agree to be solely responsible for any property damage, accident, injury to any person, or loss of personal items including, jewelry, money, and other personal property items.

  3. You agree that any use of a swimming pool is at your own risk and agree to assume all risk of harm, injury, death, and loss of personal property.

Property Damage and Loss:

Renter agrees to pay for losses, breakage, or damage to unit during stay. Credit card on file will be charged.

Renter will promptly (within 24 hours of arrival) report, by email, any visible defects or problems in unit.  Mermaid Mansions will hold last renter responsible for whatever loss is found if no report, by email, is made.

Internet Service:

Occupants are solely responsible for any use of the internet services during the period of your vacation. You agree that any violation of the term & conditions including, but not limited to uploading or downloading of copyrighted materials without permission is a breach of contract subject to any and all remedies in the lease agreement. You agree to indemnify, hold harmless, and defend Mermaid Mansions Vacation Rentals from any and all such violations that may occur during your stay. Please note that all violations are reported to Mermaid Mansions Vacation Rentals Immediately!

Sugar Beach Town Homes Parking:

Renters are assigned TWO parking spaces per unit, and must display parking passes in cars at all times. Failure to display parking passes or parking in unassigned parking spaces will result in getting towed by Sugar Beach Management.
