Terms and Conditions 

Our goal is to provide you with a wonderful vacation experience.  We hope this information will help take the “guess work” out of your registration and provide answers to all your potential questions.

• Reservations
Reservations may be made by telephone or e-mail with half the rent due by check within 14 days of booking the reservation.  The balance of the rent plus the security deposit and taxes shall be paid at lease 14 days prior to your arrival  (check, cash, money order, traveler’s check) and before keys are distributed.  Signature on lease agreement required at time of check-in.  Checks may be made out and mailed to:   Jackie Sims, 7510 Gulf Blvd, Navarre Beach, FL  32566. 

• Security Deposit
A $300 security deposit of either cash or check shall be presented upon arrival.  This will be returned within 14 days after checkout, once cleaning and inspection is complete.  If there is a need to retain a portion or all of the deposit due to damage not related to normal wear & tear, a written itemized listing will be mailed to you describing said damages.

• Check-in/Check-out Times
Check-in time is NO EARLIER THAN 3:00pm and Check-out time is NO LATER THAN 10:00am SHARP!  This gives your cleaning crew ample time to prepare for upcoming arrivals.  Normal weekly rentals run from Saturday to Saturday.

Basic dishes/cookware/microwave/dishwasher/coffeemaker/blender/toaster/disposal/icemaker
 T.V with Basic Cable/DVD/VCR
Telephone – Local Calls Only
Washer/Dryer

• Items Not Provided
Beach chairs
Detergents/Soap
Paper Products (toilet tissue/paper towels/kleenex/etc)

***Please note:  Sundry items can be readily purchased at Winn Dixie or CVS pharmacy located across the bridge on the  mainland or at the new Super Wal-Mart just 2 miles east of the bridge on Rt 98. 

• Locked Closets
Owner’s closets are private and are not to be opened by tenants or guests under any circumstances.  Security deposit will be forfeited if there is any indication that the owner’s closets have been opened. 

• CLEANING
No maid service is provided during your stay, only upon departure.  The cleaning service will take care of the linens and major cleaning.

CHECK OUT
• We ask you to do the following:
• Please dispose of your garbage in containers provided. – Garbage pickup on Wednesdays & Saturdays (Please make sure can is out by the road on the evening before pickup)
• Have all dishes washed. 
• Leave unused beds “made up” so we know that sheets are clean & don’t need washing
• Leave unit neat.
• Please close all windows and doors.
• Make sure you have not left any personal items.
• Leave keys inside on kitchen table.  ($5.00 charge for missing keys)
• Security deposit may be used in the event that additional “out of the ordinary” cleaning is deemed necessary and/or damages are incurred that do not fall under normal “wear and tear”. 

• NOTES:
1. We do not rent to groups or allow units to be used as party houses.  Families are not considered groups.
2. No campers or motor homes may be hooked to rental unit for any length of time or additional fee will be charged.
3. Our rental home sleeps 16 people comfortably.  THIS IS THE MAXIMUM NUMBER OF GUESTS PERMITTED, INCLUDING CHILDREN.  OCCUPANTS ABOVE THIS NUMBER ARE NOT ALLOWED AND ALL RENTERS WILL BE EVICTED, WITH FORFEITURE OF ALL MONIES PAID WHEN THIS CONDITION IS FOUND TO EXIST. 
4. No Pets – Florida State Law prohibits pets on the beach
5. Smoking is strictly prohibited.  Your security deposit will be forfeited and you will incur add’l charge for carpet cleaning & deodorizing if any evidence of smoking is found inside your unit. 
6. Grilling is only permitted on concrete driveways.  Absolutely no grilling is allowed on decks or porches (we do not provide a grill)
7. No Glass Bottles on the beach  (FL State Law)
8. We give no refunds for equipment, TV or appliance failures.  However, we like satisfied guests and every effort will be made to keep all in running order.  Please report any problems to the manager. 
9. Any reservation obtained under false pretenses will be subject to forfeiture of reservation deposit, security deposit, and /or balance of rental payment.  Guest will not be permitted to check in.
10. Please help us keep down utility costs by turning off lights when not in use and keeping doors and windows closed when the air conditioning is running.  THANK YOU!! 
11. Please be considerate of your neighbors. 

• Cancellation Policy
A cancellation fee of 10% of the advance rent will be collected on any cancelled reservation.  Reservations cancelled less than 30 days prior to arrival will forfeit entire advance rent unless unit can be rebooked for that same week. 

Rates are subject to change.  Your cooperation and understanding is deeply appreciated.

• HURRICANE POLICY – If we are put under a hurricane warning & authorities issue a “Mandatory Evacuation” for Navarre Beach, we will prorate your rent and credit you for the number of nights that were not used.  In the case of “voluntary evacuation”, it will be at your discretion to leave.  NO REFUNDS will be given in the case of “voluntary evacuation.”   We reserve the right to ask you to leave if “boarding up” measures are required prior to an approaching storm.  WE DO NOT GIVE REFUNDS FOR RAINY DAYS OR OVERCAST DAYS NOR DO WE CHARGE MORE FOR SUNSHINE   ☼
